100 Ways Property Managers Can Save Money and the EarthProperty Management

Healthy Properties, Healthy Earth, Healthy Tenants

Because the office building industry accounts for almost 20 percent of U.S. greenhouse gas emissions, the Building Owners and Managers Association has compiled a list of 100 ways that property professionals can go green (visit www.boma.org/Resources/TheGREEN for the entire guide). From energy efficiency to water conservation, it is time to make the industry greener.

"These 100 straightforward strategies for going green are critical tools any property professional can put to work today,- said BOMA CEO Richard D. Purtell, portfolio manager, Grubb / Ellis Management Services, Inc.  Reducing energy consumption helps drive ROI, keeps properties competitive with new construction, and benefits tenants and the environment.

Here are twenty of the 100 ways commercial real estate professionals can run a greener operation:

- Benchmark energy consumption through ENERGY STAR® Portfolio Manager
- Harvest rainwater for landscaping
- Institute a tenant energy awareness program
- Convert inefficient lamps and ballasts to T8, T12 and T5 lamps
- Add composting to landscape maintenance plan
- Hold an e-waste day and collect old printers, computers and electronics for recycling
- Team clean building floor-by-floor to reduce electricity use
- Install solar shades to block heat
- Install bicycle racks in building for tenants who bike to work
- Use low-VOC paints, sealants and adhesives for building improvements
- Offer tenant training for recycling and composting programs
- Encourage tenants to power down during off hours
- Give away CFL bulbs to tenants in exchange for incandescent bulbs
- Check into local/state tax credits for recycled material
- Install low-flow toilets
- Have buildings cleaned during the day when lights are on
- Take advantage of federal tax credits on energy efficiency improvements
- Install power management software for monitors
- Install occupancy sensors
- Use walk-off mats in lobby to reduce contaminants

As the ancient Indian proverb goes, •Treat the earth well: It was not given to you by your parents, it was loaned to you by your children.  We do not inherit the Earth from our Ancestors; we borrow it from our Children.• As the commercial office building industry spends $24 billion annually on energy, time and money is a-wasting.
