Busy local private investor looking to immediately hire property manager to assist in day-to-day operations of fast-paced real estate business including tenant placement and maintenance requests, tracking company financials, and locating opportunities for expansion and maximizing assets and revenue. Ideal candidate will continuously work on updating personal job and market knowledge and trends.


Tenant Relations:
Maintain a positive, productive relationship with tenants. Develop rental lease agreements, screen tenant qualifications, collect and track deposits and rent payments, enforce terms of rental agreements, professionally resolve tenant complaints, and oversee eviction proceedings (as necessary).

Facilities Management:

Schedule maintenance requests and repairs, negotiate terms with vendors and contractors, quickly resolve emergency maintenance issues (may sometimes be after hours), and oversee properties personnel and staff and track performance.

Financial Reporting:
Keep financial records from property operations, create monthly financial reports for property owner, accomplish financial objectives by collecting rent, pay bills, prepare annual and quarterly budgets, schedule expenditures, and initiate corrective action as required.

Owner Relations:
Keep open dialogue with owner on property vacancies, tenant updates and issues (along with your proposed resolutions), physical condition of properties, and report periodically on financial performance of multiple accounts. Also upkeep and maintain owners personal schedule to assist in efficient workflow and ensure no overlap.

Keep properties continuously occupied with qualified tenants through advertising, lead follow up, and scheduling property showings for prospective tenants.

Qualifications / Skills:

Time management and efficiency is a MUST!
Organize in the office , files , documents, checks and money , paper works etc .
Stability at work and long term commitment
Experience in properties management! Sending official / reminder emails to tenants , collect rents , working with vendors , trouble shooting with tenants in case of any issue before sending the vendor to the site
Organize bank accounts , track by daily basis with account activity , knowledge to create profit and lost and other reports to the landlord .
Know how to take decisions and responsibilities and yet involve the landlord with major decisions :
Update the landlord every day with end of the day report
Working on task and follow up by priorities
Calendar follow ups , confirmations , reminders .
Schedule a showings , knowledge to read and make an applications and screening .
Create leases .
Be on call after work hours for major issues in the properties and new listing inquiries.
Know to write legal letters , know how to process an evictions from a-z
Strong communication skills
Professional and courteous, even under stressful situations
High level of organization and attention to detail
Ability to think outside the box and work independently with minimal supervision while still obtaining results
Motivation for sales and the ability to negotiate
Familiarity and/or the willingness to learn applicable local, state, and federal laws, regulations, and codes
Full understanding of how to track and maintain financial aspects
Competency in MS Office, G Suite, and relevant databases and software
Education and Experience Requirements:

High school diploma, GED, or equivalent (Bachelors degree or equivalent experience preferred)
1-3 years experience in property management ,real estate, sales, or customer service (management experience a plus)
Solid knowledge of office software such as Microsoft Outlook, Excel, and Word, as well as G Suite/Google, experience in property management software (Buildium,SimplifyEm,Yardi Breeze, etc) is a plus
